Is Ladera Ranch going down???

Hi, all. I recently went to Ladera Ranch to see a property as I'm looking for a condo in south Orange County. Neighborhood was clean and pretty and houses were newer and upgraded. I didn't like the round-abouts they had but here is the big question. Why are there so many houses for sale in Ladera Ranch? It seemed be flooded with for sale signs. The prices are very competitive there considering how new houses are. A lot of people don't recommend LR because of the "enhancement fee" and the round-abouts but I really do like the pretty upgraded houses and the prices. Does anybody know what is happening there??? Thanks.
